Xansa India, a multinational IT company, needed to create campuses in Chennai, Pune and Noida for its growing business needs. The client, Mr. Charles Daybell, Director of Properties, Xansa Worldwide, was looking for a different approach from the professional team. It was vital for Xansa to create a unique environment for the people. That unique work environment was not just offices specified to international standards, but an overall feel to the landscaped campus that would be instantly recognizable and be part of the company brand. Too often the office building becomes the dominant element and the staff becomes isolated from the natural environment. The landscape design had to be as natural as possible, reflecting local materials and with a strong conservation element. Mr. Daybell is a town-planner besides being an avid photographer. So, it was easy to have a dialogue with him on the requirements and specially the feel of the campus. In the process, we learned a lot from his vast experience. The master planning incorporates a vernacular Southern Indian style of buildings around courtyards, inter connected with covered walkways. The courtyards are developed as relaxing areas for the employees to use individually, in groups or even for large gatherings and presentations. Water jets and spray ponds provide a visual spectacle as well as providing cooling for the air conditioning systems. By contouring the flat site a large lake was created surrounded by raised areas for the development of office buildings. The lake has several functions as well as being a primary design amenity. It is used for surface water collection as a client requirement was that all water falling on the site should be conserved. In addition the water was to be used for irrigation and water harvesting. Local plant materials, such as coconut palms, are planted in groups around the lake. The result an award-winning campus which has set the standard for campus design in South India and in which people enjoy the working environment.
