Xansa’s Pune site, covering 17 acres, lies in the Talewade IT Park of Pune. The horseshoe shaped site slopes 30m down to a river basin with long views across the river and to the north. The Client required that the Masterplan retain and enhance the natural forms within a framework of providing the maximum area for office development. The plan had to be built in phases to allow for continuous office working. This was achieved by creating phase 1 with a semiformal and urban entrance court, designed with symbolic reception building linking the site to the city, and creating a transition to future development phases. The central part of the horseshoe and the lowest part of the site is like a bowl. This bowl was deepened and developed as a lake to collect all the rain water and to act as a design feature for the whole site. The office design for the first two phases gives a multi-level linked terrace overlooking the lake with offices above. The build form is like a horse shoe, enclosing the inner view. The offices sit on plinths using the natural contours. A stepped court, carrying a central water feature is designed between the two office blocks as a breakout area, connecting with the café terrace at the lower level. The landscape plan uses the natural rock outcrops, indigenous material planted on the slopes with new pathways and walkways. The result is a campus, sitting in a natural setting, merging with the surrounding landscape.
