Xansa India, a multinational IT company, needed to create campuses in Chennai, Pune and Noida for its growing business needs. The client, Mr. Charles Daybell, Director of Properties, Xansa Worldwide, was looking for a different approach from the professional team. It was vital for Xansa to create a unique environment for the people. That unique work environment was not just offices specified to international standards, but an overall feel to the landscaped campus that would be instantly recognizable and be part of the company brand. The B.H.C., New Delhi compound spreads over an area of 27 acres and was originally landscaped in 1950s. SKA were commissioned to redesign and renew the area in the 1990s. The original separation between working, living, recreation and service areas has been maintained, but the core has been designed to link the amenities with landscape. The central public amenity areas are modified to create a green lung, which opens up vistas and links with the main residential blocks. The challenging part was to execute the works in an operational High Commission and with high security requirements. A detailed phasing was agreed upon with the Commission with alternate pedestrian and vehicular movement routes. The pool area was also planned in two phases, one for adults and the other for the children.

The twenty acres site is abutting a game sanctuary and has orchards of mango and guava trees. The site slopes four to five meters longitudinally. The placement of tents, twenty five in number, is as per site slopes and existing trees. The entire ambiance of the site is created like an extension of the sanctuary. The brief was to develop it as an exclusive tented resort, giving guests an experience of the natural habitat. So the landscape concept is to enhance the natural flora and fauna of the site by adding indigenous flowering and fruiting trees and shrubs.
